- Transport to your sitePriced on distance from the factory, road access, permit and escort requirements.
- FoundationsPermanent, engineered foundations such as screw piers, sized by your soil classification and slope.
- Site preparationClearing, cut and fill, retaining, driveway and access for a heavy vehicle and crane.
- InstallationYour Kozzie home is delivered, positioned on its foundations, levelled and secured, with any remaining installation and finishing work completed.
- Service connectionsFinal electrical, plumbing and other service connections are completed and tested, with the necessary inspections arranged before handover.
- Council and approval feesApplication, certifier and infrastructure charges, which vary by state and council.
- Decking, landscaping and fencingQuoted separately if you want us to supply them.
Every one of these is priced in your written quotation after the site assessment. We aim to provide a formal quote within approximately two weeks of enquiry, subject to required site reports. You will not be asked to sign anything before you have seen it.
From enquiry to handover is approximately 4–6 months, including about 12 weeks of factory build. Installation takes approximately 5–7 working days, subject to conditions.
Why we don't publish one all-in price
A flat suburban block with mains power at the boundary and a level driveway costs a small fraction of what a sloping rural block hundreds of kilometres away costs — where the crane has to be bigger, the access track has to be built, and wastewater has to be treated on site.
Quoting a single number for both would mean overcharging one customer to cover the other. Instead we publish the base price of the home, and we assess and quote the site half against your actual address. The four things that move it most:
- Distance to your site — transport is per kilometre, and permits or escorts apply beyond certain sizes.
- Access — driveway width, gradient, overhead powerlines, trees and ground conditions decide the crane size.
- Slope and soil classification — these set the foundation design and any earthworks.
- Distance to services — every metre of trench between the boundary and the home is excavation.
